Every agent leader I talk to says they want to grow. They want more agents, more production, more reach. But somewhere between the ambition and the execution, most teams stall out. They get stuck at 10 agents, 15, maybe 20, and then the operational weight catches up, and the growth flatlines.
That’s what makes Samantha Boyd’s work so worth paying attention to. I sat down with Samantha from ANEW Collective, partnered with LPT Realty, and what she and her partner Sean have built over the past year is one of the most impressive growth stories I’ve seen in this business.
They started with six agents on July 4th, 2025. Samantha had come from running the Tampa Bay team at Robert Slack, where she was a team lead and director of technology. Sean had been running his own team of 18. They decided to partner up, start fresh at LPT Realty, and build something from the ground up across Central Florida.
Less than a year later, they’re at 86 agents, covering five major markets from Orlando to Tampa to Naples, with plans to expand into Knoxville, Tennessee. Their goal is 200 by the end of the year.
They started with six. Samantha told a lender they’d have 100 by September. Sean kept quiet in the meeting and told her she was crazy as soon as they walked out the door. She wasn’t.
The partnership that made it work. Samantha and Sean have different strengths, and that’s been the engine. Samantha is front-facing, handling leadership, coaching, and the day-to-day relationship with agents. Sean is in the background building onboarding systems, managing recruiting, and running the operational backend. They agreed early on to radical transparency: no secrets, no politics, no holding back when something needs to be said.
Another ingredient was credibility. Both had spent years building trust with agents in their markets before partnering. When they launched the ANEW Collective, they weren’t starting cold. They were activating relationships they’d already built.
Onboarding is the key to scale. The single biggest reason they’ve been able to grow this fast is their onboarding system. Samantha is clear about this: without it, they wouldn’t have cracked 50 agents.
Their approach follows three priorities in order: systems first, standards second, culture third. New agents get a baseline understanding of the technology and platforms before they ever receive a lead. Then they learn the conversion standards. Then they’re introduced to the culture and how to plug into the team.
The system lives on Skool and requires almost no manual touches, which means Samantha and Sean aren’t running individual Zoom trainings for every new agent. It’s scalable, it’s repeatable, and they iterate constantly based on agent feedback.
The leadership philosophy that changed everything. Coming from a leads-model team where every agent was held to the same production metric, Samantha learned the hard way that one-size-fits-all accountability doesn’t work. At LPT Realty, she adopted the IDOS framework, Individual Definition of Success, and it changed how she leads.
Instead of pushing every agent toward 24 or 36 closings a year, she coaches each agent’s own goals. Not every agent wants to sell 50 homes, and pretending they do only creates friction. The agents who want to sell one house and the agents who want to sell 50 both have a place on the team. Removing that friction has transformed retention and culture.
What she’d do differently. Samantha’s biggest regret is waiting too long to hire support. They brought on an in-house recruiter and a VA in month five. She says it should have been month two. “If you’re going to bet on yourself, go all in. Don’t tiptoe your way in.”
The next challenge is Samantha herself. She’s the person every agent calls, and that’s not sustainable at 200 agents. The plan is to hire leadership from within the team, giving agents who’ve proven themselves the opportunity to step into roles they might not have thought they were ready for.
